Emergency services were called to a house in Dundas Street about 10pm.
Police said the party had involved plenty of drinking and dancing and the man's fall had been an accident.
The man's fall came after a balcony collapsed earlier this month at a concert by the band Six60 in Dunedin, injuring 18 people.
