Police have taken a 31-year-old man into custody in West Auckland, between Titirangi and Glen Eden.
Police said they had initially being called out to help with a domestic incident, but, due to concerns about firearms, the Armed Offenders Squad were present from about 5pm.
Tear gas was used to remove the man, who has now been arrested and is at the Henderson Police Station.
Residents of Meadowvale Rise were reportedly told to evacuate their homes although police said the incident was now over.
Real estate agent Rob Taylor was on his way home when he came across the police cordon at about 5:45pm and saw at least 20 armed police officers, including armed offenders squad members.
The AOS officers, armed with shields and rifles, ran down a driveway near the start of Meadowvale Rise, Mr Taylor said.
"[They] were hiding right around the property and were trying to speak to the guy over a microphone - they were saying, 'If you can hear us, turn off the light on the front doorstep.'"
Mr Taylor said he then rang his friend, who lived about four houses down from the surrounded property, and had no idea what was going on.
"He tried to open the door ... and was told to shut the door and stay inside."
As well as AOS officers, there were also police dogs at the scene, he said.
