Prices excluding in Auckland rose 8.6 percent comparing July to the month the year before.

That's an annual increase from $419,000 to $455,000.

Auckland prices stabilised and remain steady, latest data from the Real Estate Institute of New Zealand (REINZ) says.

North Shore and Auckland City had falls of 1.3 percent and 1.6 percent, though Waitakere prices increased to a median of $774,000.

REINZ chief executive Bindi Norwell said it showed the popularity of Waitakere as a more affordable part of Auckland.

Sales edged up 1 per cent to around 5700 for the month.

Ms Norwell said the main growth had been in regions such as Northland, Taranaki and Marlborough.

She said there was a shortage of properties for sale, with supply falling 4 percent.
