Engineers are trying to establish the extent of land subsidence in the Auckland suburb of Bucklands Beach, where five houses have been evacuated.
Manukau City Council says the homes and a walkway in Clovelly Road are cordoned off because of safety concerns.
The council says it is unclear whether the land will move any further.
Residents had to leave the five properties on Monday because of land movement over the weekend.
One of the evacuated houses belongs to former mayor, Sir Barry Curtis.
They are at the top of a cliff overlooking the sea, and the council says one houe is already damaged.
Neighbours say the land is unstable, with trees and rubble breaking away from the cliff.
Residents were allowed to retrieve some of their possessions on Monday night.
