Auckland Council has called for a review of all special housing areas to find out how many affordable homes have been built.

A report shows the fast track special housing areas have met the target for 39,000 homes and sites consented within the three-year period, but so far just over 3000 have been built.

Despite a requirement that developers build 10 percent affordable, the council has no record of how many have been built.

Councillor Chris Darby said the Housing Accord between the government and the council lacked affordability targets and had no requirements for developers to actually build houses.

He said the council would closely monitor issues such as affordability, homes built, rising rents and house prices.
